Boise's Listing Preparation Specialists

Hand us the listing.
We'll hand you back a home that's ready to sell.

I help agents and sellers prepare homes for market through buyer-focused design, renovation strategy, and listing presentation.

"

I learned, listing by listing, that transforming a home rarely requires the biggest budget. It requires the right eye, the right priorities, and the right plan.

- Scott Larrow,
The Listing Designer

I'm Scott

The listing designer behind the work.

Too many homes go to market underprepared. And the difference between a home that sells fast, sells high, and a home that sits is almost always in the preparation. That's not an opinion. It's something I've watched play out hundreds of times — and it's the entire reason I do what I do.If you want your home to sell for the most money possible, in the least amount of time, the work that happens before it goes live matters more than most people realize. The right updates.
The right presentation.
The right plan.
That's what I'm here to help you with.

The Origin

Built from the ground up — one listing at a time.

I studied fashion merchandising management at the Fashion Institute of Technology in New York City and spent my early career on Madison and Fifth Avenues, merchandising high-end boutiques. That world shaped everything — how to curate a space, how to make someone stop and look, and how to tell a story through the details most people walk right past. When I came home to Boise, I brought that eye into my first love, real estate. I spent nearly a decade under the mentorship of Jim Meadows, a pioneer in presale design and renovation strategy — overseeing more than 700 staged homes and hundreds of presale renovations. I learned, listing by listing, that transforming a home rarely requires the biggest budget. It requires the right eye, the right priorities, and the right plan. That's what HOMECO is built around.

The Approach

Every decision has a reason.

The Listing Design process is rooted in balance — not trends. Scott walks into a home and immediately senses what buyers are going to feel, then builds a plan around that instinct.

If Boring

We add interest — texture, contrast, a moment that makes buyers pause.

If Busy

We simplify — removing the noise so the home itself can be heard.

If Dated

We introduce the right updates — never trend for trend's sake, always with return in mind.

Always

Practical. Beautiful. Budget-conscious. Every recommendation has a reason tied to what buyers feel when they walk through the door.

What We Do

Everything a listing needs to shine.

Pick what you need or let us handle everything from walk-through to show day.

- Room-by-room pre-pack guide
- Depersonalization plan
- Styling & surface edits
- Seller-facing checklist

03

How it Works

Simple from your end.
Thorough from ours.

01
Reach out — we'll set up a quick call

Fill out the contact form or call Scott directly. We'll have a quick conversation about the property, your timeline, and what you're working with. From there, we schedule the on-site visit — typically within 48 hours.

02
On-site consultation — honest recommendations, on the spot

I walk the property in person and give you my honest read right there — what to update, what to skip, what needs to be packed, staged, or refreshed to maximize the home's appeal and value. You leave the walk-through with a clear picture. A full written quote offering our help on everything the home needs to be listing-ready follows within 48 hours.Larger renovation scopes may require additional time for contractor bids and quotes.

03
Accept what you want — we move forward together

Review the quote and choose what you want to move forward with — all of it, part of it, or just the consultation. No pressure either way. Once you've decided, you'll sign a simple agreement, submit a deposit, and we get to work. Scheduling and design begin immediately. We'll always tell you what we'd recommend. You make the final call.

04
We handle everything

Design work starts first — finishes, materials, color, layout direction — so every decision is intentional before a single contractor is called. On tighter timelines, scheduling and design happen in parallel. Either way, you stay informed without being involved. No coordinating trades, no chasing updates, no shoot-day scramble.

05
Your listing is ready

Prepped. Designed. Staged. Photographed. Every detail accounted for — so the only thing left to do is go live and sell.

Services + Pricing

Every home is different.
Every plan starts the same way.

A consultation. An honest assessment. A clear picture of exactly what your home needs — nothing more, nothing less. What you see below is everything we offer, but don't let the list overwhelm you. You'll never be handed a menu and asked to figure it out yourself. We look at the property, tell you what matters, and build a plan around that. The rest takes care of itself.

Presale Updates

Design & Remodel

From deferred maintenance to full presale remodels — I sort through what matters, what doesn't, and what will actually matter to a buyer. Most contractors can execute the work. Most designers can tell you what to do. Very few can do both — and fewer still understand what buyers in this market are actually responding to right now. That's the difference. I walk into a home with a design eye built from a decade of presale work and immediately know what needs to happen, in what order, and why. Small repairs, paint, hardware, fixture swaps, kitchen refreshes, full renovations — every recommendation is prioritized by buyer impact and return, not guesswork. When it's time to execute, that work happens through HOMECO — my own listing preparation company, built to handle everything from contractor management to staging to shoot day. One vision. One standard. Fully handled.

For the Seller

Their largest investment.
Handled with care.

HOMECO understands what it actually feels like to prepare a home for sale. For most sellers, this is the largest financial decision of their lives — and the weight of repairs, updates, timelines, moving, and budget decisions can quickly become overwhelming. Our goal is to make the process feel clear, doable, and fully supported — from the first walk-through to show day. Not just for the agent's benefit, but for the people living through it.The best compliment we receive? When sellers say: "Now we don't want to move," or "I wish we'd done this while we still lived here." That's the heart of the work — homes that buyers fall in love with, and a process that doesn't leave sellers feeling left behind.

High-Volume Agents:

Monthly retainer partnerships available for teams who want priority access and consistent support across every listing.
